Step 2. Affiliate with an active broker
The next step is to obtain sponsorship from a current and active brokerage firm or sole proprietorship. Unlike in other states, this step is usually done early in Mississippi.

Step 4. Pass the Mississippi real estate exam
When your application is approved, you can then take the Mississippi real estate exam with the PSI.

On the day of the exam, don’t forget to bring your letter of approval and two forms of identification, one of which must be government-issued. Also, you need to prepare $150 ($75 for each portion*) for the exam fee.

As for the exam itself, it consists of two portions* - national and state. The national portion consists of 80 questions, while the state exam has 40. You are given four (4) hours to answer them all.
To pass both exams, you need to score at least 70% or 56 points on the national segment and 75% or 30 points on the state segment.
What if you fail one portion and pass the other? You only need to retake the segment that you failed. However, you will have to pay the exam fee for that portion again ($75). You can read more about this in the FAQs.
