Step 1. Complete the required 60-hour pre-licensing education

Mississippi requires all aspiring real estate agents to complete 60 hours of pre-licensing education from an accredited school or organization. 

This course focuses on the principles and practices of real estate, which is the foundation necessary to be a successful real estate professional. 

To get a certificate of completion, you need to pass the course exam.

Step 2. Affiliate with an active broker

The next step is to obtain sponsorship from a current and active brokerage firm or sole proprietorship. Unlike in other states, this step is usually done early in Mississippi. 

There are many active brokerage firms in the state, but when selecting one, you need to keep in mind the following:

  • Does it have a good reputation?
  • How does the commission split work?
  • Does it offer support, such as free mentoring and training? 
  • Does it allow you to work independently or as an employee? 

Since this active broker is going to be your “boss”, you have to make sure you affiliate with the one you’re comfortable with and the one who fits your needs and preferences. 

 

Step 3. Apply for a Mississippi real estate license

Once you completed the above steps, you can then proceed to apply for a real estate license. 

To apply, print and fill in the application form.

The form includes a section for recommendations from real estate owners and your sponsoring broker. It must be notarized and received by the Commission within 60 days following the notary date. 

You will also need to attach two photographs, your course certificate completion, and a $120 application fee.

When submitted, authorities will carry out a background check. You will receive a notification and a letter of eligibility once the Commission approves your application. 

Step 4. Pass the Mississippi real estate exam

When your application is approved, you can then take the Mississippi real estate exam with the PSI. 

You can schedule the exam by booking online, calling their hotline at (855) 557-0620, or registering via fax at (702) 932-2666.

On the day of the exam, don’t forget to bring your letter of approval and two forms of identification, one of which must be government-issued. Also, you need to prepare $150 ($75 for each portion*) for the exam fee. 

Note: PSI does not accept cash payments. You may pay via card, money order, or check.

As for the exam itself, it consists of two portions* - national and state. The national portion consists of 80 questions, while the state exam has 40. You are given four (4) hours to answer them all. 

To pass both exams, you need to score at least 70% or 56 points on the national segment and 75% or 30 points on the state segment. 

What if you fail one portion and pass the other? You only need to retake the segment that you failed. However, you will have to pay the exam fee for that portion again ($75). You can read more about this in the FAQs. 

Since you’re taking the exam on a computer, the results will be immediately available to you.

Step 5. Complete the mandatory 30-hour post-licensing course 

The state requires all new real estate agents to complete 30 hours of post-licensing education within 12 months of getting a license. It includes subjects required by the Mississippi License Law, namely contracts, fair housing, and ethics, among others.

How much does an online real estate course cost in Mississippi?

It depends. 

At Mbition, course fees range from around $160 to $240. At Real Estate Express, Mississippi pre-licensing courses will set you back around $140 to $325. 

For other online real estate schools, the range is somewhat around there. 

One thing is for sure, these online schools are a lot more affordable than traditional real estate schools.  

How long does it take to get a Mississippi real estate license?

Usually, it takes three to six months to get a license. However, it will vary from person to person. 

The longest process is education. Since students are only allowed to spend eight hours studying daily, they can finish the pre-licensing education as early as eight days.

So if you’re a faster learner, then you may get your real estate license sooner rather than later (just make sure you don’t rush through the course!)  

What happens if I fail the Mississippi real estate exam on the first try?

If you don’t pass the licensing exam on the first try, you can try again. 

Within two months following the approval of your application, you can sit for the state exam twice. 

If you fail only the national portion, you have unlimited attempts to retake it within the allowed period. 

If you fail both portions of the exam during the two months, you will need to re-submit an application to the Commission.
