To obtain a Wyoming real estate license, you must complete the following steps:

Step 1: Complete the 54-hour real estate pre-licensing education

Step 2: Pass the Wyoming real estate exam

Step 4: Obtain Errors & Omissions insurance

Step 5: Find a broker sponsorship

Step 6: Complete your real estate license application

Step 1: Complete the 54-hour real estate pre-licensing education

Wyoming requires all new real estate salesperson applicants to complete 54 hours of pre-licensing education. It includes 30 hours of Salesperson I and 24 hours of Salesperson II. 

The mandatory pre-licensing education consists of a variety of subjects, including Agency Relationships, Contracts, Real Property Ownership, Finance, Property Management, Real Estate Calculations, Wyoming laws, etc...

Upon completing the lessons, you will need to pass a final course exam before you receive your completion certificate (proof that you finished the educational requirements). 

Note: keep in mind that this is different from the actual state and national exams.

Tip: Most pre-licensing courses are available for six months from the date of purchase. If you’re someone who gets distracted easily and wants to take it slow, you can spend, say, half an hour a day. Don’t postpone study time whenever you feel lazy, because catching up when six months is almost over will be much more difficult.

Step 2: Pass the Wyoming real estate exam

Once step 1 is completed, you can now take the Wyoming real estate exam.

Go to the Pearson Vue website, click on “View Exams” on the right side, select the onVUE online delivery, then select the 2 Sales Exam (national and state). You will also need to pay an exam fee of $180 ($90 for each exam portion).

When taking the exam, a live proctor will monitor you, which means you have to turn on your webcam. 

As for the exam itself, there are 132 questions (100 for the national portion and 32 for the state). You are given 2.5 hours to complete the national exam, while the state exam takes 1.5 hours. 

To pass, you must score at least 70 points on the national, and 24 on the state. 

Since the exam is on a computer, you will know the results immediately. If you pass, it will be marked with a “Pass”, without any breakdown of your scores. If you fail, you will be able to see how you did on different portions of the exam. 

Tip: Before you sit for the Wyoming real estate exam, it’s a good idea to read the Pearson Vue Candidate Handbook.

Step 3: Complete the background check

After that is fingerprinting and background check. The Wyoming Real Estate Commission will not issue your license until this step is completed. 

For this process, have your fingerprints taken by any local law enforcement agency. You will need 2 blue fingerprint cards. The official taking your fingerprints needs to sign on the card as well as the seal of the envelope.

Tip: This process may take a couple of weeks so make sure to do this as early as you can. 

Reports generated from a fingerprint background check are valid for 90 days. See to it that you send in your application for a license within that period.   

Step 4: Obtain Errors and Omissions Insurance

In Wyoming, real estate salespersons must have Errors and Omissions Insurance. An E&O policy is professional liability insurance that helps protect you from lawsuits regarding claims of mistake, negligence, errors, omissions, or inaccurate advice in your services. 

An E&O policy also helps you cover the following:

  • Attorney fees
  • Court and administrative costs
  • Settlements and judgments

Obtaining this will typically cost from $500 to $1,000.  

Step 5: Find a broker sponsorship

The state of Wyoming also requires applicants to be affiliated with a broker or a brokerage firm. The broker will need to sign on your application form to vouch for your good reputation and competence.

First, download and fill out this salesperson application form. Once that’s done, submit it to the Commission by email, mail, or fax:

Include the following requirements:

  • 2 fingerprint cards along with a $39 check or money order payable to the Attorney General
  • Close-up photo
  • Certificate of Completion of pre-licensing education
  • Copy of exam score report
  • Copy of birth certificate, driver’s license, or passport for identification
  • Proof or E&O insurance policy
  • $300 check payment for license fees

The Commission will then review your application. It may take 5 to 10 business days.

Tip: If you are sending in your application by mail or fax, and you are writing by hand instead of typing it out and printing the form, be sure to write legibly to avoid delays in the review process.

Online real estate is better than in-classroom education in terms of affordability, flexibility, and convenience.
