Whether you hate them or love them, we can all agree that they are extremely useful in scaling a business.

Through hashtags, you will be able to reach the right people who will support your business and drive up sales.

But you can’t just slap on a hashtag and expect to rake in engagement in your social media posts.

Just like a double-edged blade, your hashtags can also hurt your business and engagement. Heck, it might even get you shadow-banned.

Real estate-related hashtags are the best ways to reach audiences who are interested in buying, selling, renting, and/or flipping properties. 

Now let’s talk about a few of the top real estate hashtags.

Each platform has its own term for this occurrence, but basically, getting “shadowbanned” means that the algorithm sees your content as spam or irrelevant. 

When that happens, your posts will not reach the intended audience. Resulting in little to no engagement in your posts. 

You see, using the same hashtags over and over may seem harmless, but it hurts your chances of getting sales and referrals because your posts will not be pushed to interested users of the platform. 

Having hashtag groups to alternate every time you post will show the algorithm that your posts are:

  1. Not spam
  2. Offers value to the users in the platform

The better the content in your posts, the more the algorithm will promote/boost it so other interested eyes will be able to see them.

It seems like a hassle to have to research every single word you plan on adding to your posts. Plus, some of the banned hashtags are those that you would not expect to get banned in the first place, like “#kansas” and “#streetphoto”.

Here’s the reason: These hashtags received a lot of reports or “flags” from users.

This means that some accounts posted inappropriate content and used these hashtags under them.

Let’s talk about ‘how’ you use hashtags.

Quality Over Quantity

More isn’t always better when it comes to hashtags. Your hashtags should be able to reach your desired audience. Your hashtags should be the ones your ideal clients are looking up.

Stay Relevant

Only include hashtags that are relevant to that post. Adding hashtags that sway from the main topic of your post will get you flagged as spam.

Know How Many You Should Use per Platform

Each social media platform has its own optimal number of hashtags. Here are some popular ones:

  • Instagram – 15-20 hashtags per post
  • Facebook – 1 hashtag per post
  • Twitter – 1-2 hashtags per post

We’ve mentioned this before, but using hashtags that have a ton of popularity will hurt your engagement. This is because you will get buried under posts by larger accounts with a bigger following.

Our advice? Keep it between 5,000 – 500,000 posts per hashtag if you can.

Don’t Use Irrelevant Hashtags

Aside from getting flagged as spam, using irrelevant hashtags to your posts will attract the wrong audience. You will quickly find that you’re not getting the right type of attention or the right type of people in your following.

Don’t Copy Your Competitors’ Hashtags to the “T”

You want your hashtags to attract YOUR target audience, for YOUR business. You can, however, use your competitors’ hashtags as a reference or source of inspiration for your posts.

Don’t Use Jargon or Industry Keywords

Unless you want to attract fellow realtors and competitors, you will take care to only use hashtags that your ideal audience will most likely be looking up on that specific social media platform.

We know we talked a lot about hashtags and we’ve probably melted half your brain with all the information we just shared. So just take it slow. Your first hashtag groups don’t have to be perfect. 

Plus, these hashtags rules are not set in stone. You can break them from time to time!
